[learn_more caption=”What if I want to visit my new home while it is under construction?”] You may visit the home anytime. All you have to do is contact us and we will meet you any time during normal business hours to walk through the home and answer any questions you may have.[/learn_more]

[learn_more caption=”Why can’t I visit the home any time I want, it is my home after all?”] Until the deed is conveyed to you at settlement we, the builder, are responsible for the home while it is under construction. Due to the many hazards that can be found on active construction sites we are compelled to limit those who have access to the site for safety and insurance reasons. When you visit we want it to be an informative and safe visit.[/learn_more]

[learn_more caption=”What if I want to change my color selections after construction has started?”] We encourage everyone to be as certain as they can be of their color selections BEFORE construction begins. If you do wish to change something let us know as soon as possible. If it is possible to change something we will do so however, once the project reaches a certain stage some selections may not be able to be changed.[/learn_more]

[learn_more caption=”When will our final walk through be scheduled?”] Our office will contact you a few weeks prior to settlement to schedule the final walk through (typically 2-3 weeks prior).[/learn_more]

[learn_more caption=”What can I expect during the final walk through?”] You will meet with a Lenape Builders representative at your new home who will then take you on a comprehensive orientation of the entire home. These orientations typically last approximately two (2) hours and cover all the home’s major systems and components.[/learn_more]

[learn_more caption=”Who can I bring to the final walk through?”] It is important that you, the buyer, are able to absorb and focus on the information that is being presented during the walk through. It is for this reason we ask that you limit the number of people who attend the final walk through to no more than two (2) persons to avoid any distractions for you, the buyer, as well as our representative[/learn_more]

[learn_more caption=”What can make my settlement date change?”] There are numerous factors that can impact a settlement date including construction scheduling delays and weather. We make every effort to incorporate allowances for delays in our project schedules however the one area that typically causes the most delays is weather. Bad weather can sometimes delay a project for weeks especially in the winter months.[/learn_more]

[learn_more caption=”Aside from weather what else can impact my settlement date?”] Changes or delays in selections, missing mortgage commitment deadlines, or last minute changes to mortgage financing all can impact settlements. That is why it is vitally important that you keep in constant communication with your mortgage lender to ensure that they have all of the information and documentation that they need from you as your settlement date approaches. [learn_more caption=”How do I know how construction on my home is progressing?”] We will send you periodic updates as the project reaches certain stages (ex. foundation, framing, drywall, etc.) You can also schedule an appointment to walk through the home with one of our representatives at any time during normal business hours. [learn_more caption=”How do I know the house is being built to code standards?”] There are numerous inspections that occur throughout the construction process. Not only do our management personnel routinely inspect the home but there are also numerous third party inspections conducted by state and local building code officials throughout the process to give you the peace of mind that your entire home is built safely and to current building code standards.[/learn_more]

[learn_more caption=”What kind of warranty does my home have?”] All Lenape Builders Inc. homes include enrollment in our ten (10) year warranty program through Quality Builders Warranty Corporation.[/learn_more]

[learn_more caption=”What happens if I decide I do not want the home after I have signed the contract?”] When you sign the contract it is a legally binding agreement. Unfortunately if you decide to not go through with your purchase it puts your deposit at risk. This is why it is vitally important that you are secure in your decision and mortgage financing prior to signing your contract.[/learn_more]

[learn_more caption=”What if I want to add options after I have signed the contract?”] You can add options at your selections meeting and even once construction has started in some cases. However, once construction has started some options are not available and some increase in cost depending on the stage of the construction. As a general rule, the earlier you add options the better.[/learn_more]

[learn_more caption=”What if I want something that is not on the option sheet I was provided?”] Though there are some limitations on how “customized” a production home can be, we are very amenable to providing what you want in your new home and if there is a non-standard item that you would like we make every effort to accommodate you.[/learn_more]

[learn_more caption=”What is the typical time is takes to build a new home start to finish?”] We typically estimate a production home built on a conditioned site will take roughly six months from start to finish. Obviously some take longer and some take less depending on weather conditions, etc.[/learn_more]

[learn_more caption=”Can my settlement date be moved up?”] If construction has reached a point where we are confident that your home will be completed ahead of schedule (which does happen) we will allow the option of settling early. This is conditional upon the agreement of your mortgage lender but it can be moved up when conditions permit.[/learn_more]

[learn_more caption=”Can I supply my own materials for the home?”] We typically allow homeowners to supply items such as appliances but not building materials such as lumber, windows, roofing, drywall etc.[/learn_more]

[learn_more caption=”What if I do not like the color selections offered to me?”] We offer a very comprehensive choice of selections and seldom does a customer not find a color or design perfect for their home. However, through our suppliers, we can help you select options outside of those we offer however the cost is obviously higher for these items.[/learn_more]

[learn_more caption=”Are there any deed restrictions associated with our property?”] Each of our planned communities does have deed restrictions and a maintenance corporation in place to maintain the value of your property and the community as a whole. A copy of the deed restrictions should have been provided to you by our site sales staff.[/learn_more]

[learn_more caption=”Why do I have to pay a maintenance association fee?”]The maintenance association fee contributes toward the cost of maintaining the open areas of the community as well as those governed by the deed restrictions. Though not administered by Lenape Builders Inc. we can certainly put you in contact with those that oversee the association.[/learn_more]

[learn_more caption=”Can I put in a fence before I move in?”]Unfortunately you cannot until you are the legal owner of the property after final settlement. Once you have moved you can install a fence provided you comply with any rules of the maintenance corporation and or the local building authority.[/learn_more]

[learn_more caption=”How do I know where my property lines are?”]In most cases your mortgage lender will require you to obtain a mortgage survey which will clarify your property lines. In certain jurisdictions the survey required by your mortgage lender will include stakes that mark the four corners of your property. If this is not the case, for a fee, a surveyor can come out and stake the property corners for you.[/learn_more]
